Position: New Home Sales Manager
Position Location: Bethany Beach, Delaware

Job Summary:
Position will be responsible for identifying, soliciting and greeting prospective homebuyers while guiding them through new home purchasing process. Educate prospective homebuyers and real estate agents to company values, structure and operating strength. Assist with development and implementation of sales strategy for selected new home communities. Monitor and analyze sales to make recommendation to improve marketing activities in an effort to meet or exceed sales quotas.
Primary Responsibilities:
* Coordinate Company sales functions for new home community activity.
* Procure and following up on leads for new home sales activities.
* Guide and advise prospective buyers through new home purchasing process.
* Analyze home sales to determine business growth potential.
* Assist with identifying and implementing marketing activities for new homes sales activities.
* Follow leads from other clients and community contacts.
* Promote positive relations with external agents and brokers to include monthly outreach program.
* Maintain detailed knowledge of local market trends, real estate laws and regulations related to home sales.
* Research, develop and recommend strategies and plans which identify marketing opportunities.
* Maintain and execute five point sales and marketing follow:up methodology in an effort to increase customer traffic flow and sales opportunities.
* Plan and coordinate public affairs and communications efforts to include public relations and community outreach.
* Prepare and develop sales materials, exhibits, and promotion programs.
* Represent the Company at various community, business meetings and affairs to promote the Company.
* Participate in trade shows and conferences.
* Assist with establishing and implementing short and long range goals, objectives, policies, and procedures related to sales and marketing.
* Assist with the implementation, planning and execution of Company marketing and communications materials.
* Explain mortgage payment terms, taxes, insurance, homeowner associations, payments, fees and regulations.
* Assist customer with contract language and timely execution to include required paperwork for each home purchase.
* Keeping new home owners updated and informed as to construction schedule and potential completion date.
* Assist customers with ensuring timely scheduling of design center selections, mortgage, financing, new home inspection, settlement and closing.
* Partner with various departments such as Construction to ensure the best buying experience for our customers.
* Responsible for monitoring construction and mortgage status to ensure timely settlements.
* Act as company liaison between field operations and corporate office.
* Recommend and administer policies and procedures to enhance overall effectiveness of operations.
* Ensures sales office and model homes are opened, maintained and secured at the close of each business day.
* Periodically perform walk:thru and escort customers through home during construction phases to ensure safety.
* Ensure construction status is timely and in accordance with customers requested customizations.
* Prepare and distribute weekly sales and marketing reports.
* Assist with recommendations to maintain and increase customer satisfaction scores.
Knowledge and Skill Requirements:
* Proficient knowledge of all Federal and State new home sales laws and regulations including Equal Housing Opportunity.
* Requires professional written and verbal communication as well as exceptional interpersonal skills.
* Must possess financial acumen required to educate prospective new home buyer through purchasing requirements including estimated payment schedules and budgeting.
